Our goal at Mossy Oak® Properties • Phillips Land Company is two fold: first, to assist you in finding or selling your property and thereby making the transaction the most satisfying transaction for you that we can based on your desires. Secondly, we are not a brokerage company just looking to execute on one transaction; our desire is to assist the client in every facet of his property with our goal being to maximize the uses and value of our client’s property.
Brokerage
Mossy Oak® Properties • Phillips Land Co. is a general brokerage company. We:
- Represent both buyers and sellers in dual agency,
- Represent only buyers in the acquisition of their desired properties.
Like all real estate companies, we buy and sell and broker property. We act as sales and purchasing agents for our clients on standard and typical real estate commissions. We will advise our clients on the proper procedures for getting surveys done. We work with other real estate brokers and real estate companies. We are partners with Mossy Oak® Properties and are very proud of this association.
Forestry Management
Mossy Oak® Properties • Phillips Land Company offers timber management services as well as consulting forestry services to landowners owning timber land in North Carolina and South Carolina. The forestry management services we offer are applicable to timberland owners who own small tracts to those who own tracts that number in the thousands of acres. Some of our clients are those that just need their timber cruised for tax or estate purposes, and others we work for on a regular basis handling their timber management needs. We can tailor a management plan to work seamlessly with a clients hunting goals while improving their timber stand quality.
Timber Cruise
Cruising or “appraising” the value of a clients timber is the first critical point all landowners must ascertain in order to make an intelligent decision on what direction they should take the timber stand. A landowner's decision, once accurate values are obtained, could be to either do nothing, thin their stand to a prescribed basil area, or possibly clear cut and replant the stand. We are well versed in general cruising as well as performing a method known as tree counting; either method will provide the landowner with the pertinent information needed. We have over twenty years experience in performing timber cruises on many different types of tracts from upland to flat hardwood swamp.
Potential Timberland Investment
Mossy Oak® Properties • Phillips Land Company recognizes that different tracts offer varying opportunities to investor groups. Due to the tract location, soil type, and site index some tracts can offer superior investment opportunities, which relate directly to creating an increased value as compared to other land. It is very important for both potential landowners and existing landowners to have our consulting forestry members evaluate their tract so as to become aware of all the relevant possibilities we foresee.
Timber Sales
Mossy Oak® Properties • Phillips Land Company has over 20 years experience in selling landowners timber in North Carolina and South Carolina. We have a through knowledge base of the different markets available as well as a complete data base of all buyers. Once we cruise a clients tract we notify all buyers with a bid proposal mailing, requesting they respond with a lump sum bid for the timber stand. This is a sealed bid timber sale. Due to the competitive nature of a sealed bid sale, we can receive a wide range of bids. All this will result in our client receiving top dollar for his or her timber being sold. Our goal is to always conduct a sale whereby our client is fully protected and receives top dollar for the timber being sold.
Timber Management Services
We will thoroughly question our client on their particular objectives and goals for their timber stand and property. Once the landowner recognizes his or her goals then we can discuss the skill set Mossy Oak® Properties • Phillips Land Company provides so as to accomplish those goals. We will provide a concise plan spelling out our plan of action. Our plan is detailed to fully explain management decisions that should be made based on our timber cruise data, our landowners goals, foreseeable market conditions, and other predictable or measurable factors.
Additional Management Services
We also handle timber sales where lump sum sales are not customary. This is a first and second thinning where a "release" of the timber is necessary to stimulate growth. This is done on both plantation tracts as well as those where the growth is voluntary. These tracts can be harvested by conventional harvesting methods where the timber is merchandized as pulpwood and chip-n-saw. Or another method can be employed where the tract is chipped on site with the chips going directly to the mill. Our goal in employing either method is to fully protect our landowner while earning him or her the most money for the timber harvested.
Where the existing growth is of a more mature nature, we regularly handle the harvesting procedure where the thinning is known as a residential thinning. This predevelopment tool is usually employed to benefit the landowner in the future if the tract is in a transition situation due to market forces.
We represent landowners as to their request to have their property taxed under the Use Program. Our forestry professionals have done this many times and fully understand the requirements of the Machinery and Mechanics Act. We will also complete all necessary documentation required of the landowner by the County Tax Manager. Having an advocate on hand for this is helpful to all landowners.
Farm Management
For the absentee landowner, we offer a diverse and substantial skill set for land management:
- North Carolina Use Program for reduced real estate taxes.

Under North Carolina law the Machinery and Mechanics Act law defines that there are three (3) different classifications of agriculture that if documented exist on a farm or other property the landowner can receive a deferred tax status. A reduction in the annual real estate taxes the landowner must pay every year only puts extra needed cash into the farming operation.
- Forestry management to raise income.

Most operating farms consist of both open fields used to grow the farm’s crops and woodland. Often times this woodland is an overlooked segment of the total operation because it doesn’t contribute to the annual revenue the farm generates. Overlooking or not properly managing this asset classification of the farm can severely reduce what the farms overall income potential could be in the future. Being able to introduce the landowner to the different programs that will participate with them in the costs associated with replanting the woodland is one way to stimulate the profitability of the farm. Our Forestry Management area can at that point incorporate many tried and true management practices to yield greater profitability to the landowner.
- Easement usage for raising funds and securing the proper usage of property.

There are a variety of Conservation Organizations in existence today, on both the Federal and State levels that can provide a secondary source of income to the landowner. Rural areas and their present-day uses can be secured through the Conservation Easement procedure. Often times this will increase the value of a property because it’s use will forever be secured, thereby allowing the owner to fully maximize the potential of that property for both the present time but also for the future.
- Hunting lease for increased funds for operation of farm.

Lease rates for recreational use property have climbed to levels never seen before. This is due to a definite increase in the demand for recreational properties. More and more people want to enjoy the outdoors but do not know how to find the place they would enjoy to hunt or who to contact to locate a place. We have to ability to advertise your farm or timber tract and interview the different individuals so as to obtain a lease with the proper individual or group.
- Work with the existing tenant or select the proper tenant.

Work with the existing tenant or select the proper tenant who will have the proper incentive and sufficient equipment to farm your farm, as it should be so as to maximize the yields. We have existing relationships with different chemical and fertilizer suppliers that enable us to know who the best farmers are and just how they are achieving their yields. Using these contacts and our own knowledge, having been farming ourselves since the early 70’s, we can bring our expertise to your operation.

We are constantly trying to reduce your operating expenses while increasing your revenue, both on an annual basis as well as through our best management practices.
Wildlife Inventory
We can provide a complete set of cameras and system to provide existing inventory numbers so as to establish base quality and accurate numbers for the different herds.
- Deliver photos to landowners to confirm indications of existing animal populations,
- Based on the type species presently living on the tract we can design delivery sources for the increased food and nutrient levels needed to enhance the population,
By ascertaining these data points intelligent decisions can then be made on what direction the landowner might want to go
Food Plot
After ascertaining the proper soil analysis statics we have three different companies that can clear the correct areas and install the prescribed food plot size and description desired by our client. All three different companies we have known and worked with since the early 1990’s—they are proven professionals.
On an annual basis we can maintain the food plot by disking in the existing planting and then planting the next planting for the upcoming season
Turkeys, deer and ducks all require a different method of management, through Mossy Oak® Bio-Logic™ and its stellar array of seeds we can provide a new top notch source of food that will definitely increase the level of nutrients your animals are receiving.
Land Scouting
We have on our own team of professional land searchers who are out in the field constantly talking to landowners, reviewing and cataloguing various properties. Using our knowledge, contacts and experience in North Carolina and South Carolina, we can also conduct customized searches working with clients who give us a clear description of the type of property they are seeking.
Being able to bring before the client our knowledge base of properties available to his liking is only one of our ways we reduce the clients work and stress related to finding something he or she is looking for.
Restoration
We offer restoration, consulting and project management. We can bring landscapes back from the dead. Almost all land on the market today offers restoration opportunities. Virtually all recreational and conservation property buyers conduct some type of restoration. We have a solid experience level in restoration and due to having existing relationships with several North Carolina Engineering firms we can thereby validate the proper procedures so as to achieve whatever the client wishes for his or her property.
- Wetland oriented tracts offer opportunities for duck impoundments. This can be difficult area to navigate at times, but with the proper engineering favorable results are often times achieved.
- Silviculture activities can co-exist in wetland areas thru our forestry management skills. Because of a through knowledge of our Forestry and Wetland laws we can find a suitable level of co-existence between productive silviculture practices while not upsetting any wetland areas.
- Stream restoration opportunities can be identified and inventoried for opportune disclosure when needed by the different governmental and private entities. We have extensive work experience in stream restoration as it applies to both perennial and intermittent streams. If a client’s property has these features and we can maximize the profit potential for the client when the need for them does arise in the future, we will do so.
- Fields that have laid out and grown up can be restored to operating as a farm and managed thru our farm management operation.
Having a solid working knowledge of the different restoration aspects that create opportunities for our clients will make their land more valuable in the future, possibly provide them with additional future funding sources in the future and will give the client a clear opportunity to become a better steward of their property and be an example to their community of what a good steward really is. We all learn through examples!
Wetland Enhancement
With the proper delineation all wetland areas can be fully identified and thereby the landowner is completely cognizant of the different areas and what they contain. Delineation is a key part of quantifying the different species present.
Many of the different Conservation Organizations are looking to obtain preservation easements on areas such as this, some can provide funding to purchase these easements providing extra funds for our clients. We have knowledge of and have worked with many such organizations like this in both North Carolina and South Carolina.
The wetland areas can then be restored or left alone, but the different ecosystems can begin to work together as in times past, bringing the tract back to a more harmonious state.
Understanding how the different ecosystems are located on a property with how the water flows to and from the different areas, incorporating into this the clients road system as well as field locations we can design an operating system so as to achieve the maximum from every entity, woodland, wetland, field, stream and etc.
